Landlord insurance in Palm Bay
A policy for a house, condo, or small rental you do not live in. Your tenant’s furniture is not covered here. They need their own renters policy. The quote is free.

Why people call
Written for a rental
A homeowners policy assumes you live there. A landlord policy is the form carriers use when someone else does.
The building and your liability
We quote the structure and your liability as the owner. Loss of rent, if you want it, is something we ask about. It is not always included.
Tell us how it is rented
A one-year lease and a weekend rental are different risks. Short stays can be excluded if you do not disclose them.
What a landlord policy is for
It insures the building you rent out and can include your liability if someone is hurt because of the property. It does not insure the tenant’s clothes, furniture, or electronics. Give the tenant the renters page if they ask whose policy covers their things. The answer is theirs.
Florida wind and hurricane deductibles still apply, often as a percentage of the building limit. Flood is still a separate policy. An older roof can be as hard to place on a rental as on a home you live in. If the house is vacant between tenants, tell us. A vacant building can need a different form, and a claim during a vacancy you hid can be denied.
Call or text (321) 429-1182. We need the address, whether you live there any part of the year, and whether the rental is annual or short-term.
A free quote is not a policy. Nothing on this page is a binder of coverage.
Questions people ask
Can I keep my homeowners policy and rent the house out?
Usually that is the wrong contract. If you do not live there, tell the carrier and ask for a landlord form. Using a homeowners policy on a rental can lead to a denied claim. We would rather rewrite it before a loss.
Does landlord insurance cover my tenant’s belongings?
No. The tenant needs a renters policy for their property and their liability. Your policy is about the building and your liability as the owner.
What is loss of rent?
Some policies can pay fair rental value if a covered loss makes the unit unlivable. It is often optional, it has a limit, and it does not pay because a tenant moved out. We will say if the quote includes it.
I list the house for short stays. Does that matter?
Yes. Many landlord policies assume a longer lease. Weekend and weekly rentals can be excluded or can need a different carrier. Say so on the first call. Palm Bay and the beach towns both see this question.
Is flood included?
No. Flood is its own policy for a rental, the same as for a home you live in. A hurricane deductible on the landlord policy is not flood coverage.
The house is empty while I look for a tenant. Am I covered?
Maybe not. Vacant homes are a different risk, and some policies limit coverage after a set number of days empty. Tell us if it is between tenants or under renovation. We will not assume the leased-dwelling form still fits.
Can you cover a condo I rent out?
Often yes, on a landlord condo form. The association’s policy does not replace yours. Bring the association certificate if you have it, and tell us whether the unit is rented.
Is the quote free?
Yes. Comparing landlord options is free. You decide after you see the deductible and what the policy leaves out.
